Who Insures Unfinished Buildings?

 

During the construction of a building, does the builder insure the materials and partially constructed building or does the home/property owner?  This can be a tricky question and one that should be answered by both your builder and the insurer of your home & property for a complete understanding of your specific situation.  In most cases, builders will carry “builder’s risk” insurance which typically covers the materials on the site from theft or damage; however, as the material becomes part of the structure, the risk often becomes the homeowner’s responsibility.  It would be a ‘best practice’ to make sure your homeowner’s insurance policy includes the new garage on the day the builders show up to construct the above-slab portion since Economy Garages will have it completed in a few days.
